Mortgages & Home Movers
When selling your home to become a home mover there are
several factors that need to be considered, below are several useful tips
for home movers.
CHOOSING AN ESTATE AGENT
As a potential home mover, when doing your research, bear in mind that
there are no firm requirements for estate agents to hold professional
qualifications, but the RICS, ISVA and NAEA all have a code of conduct,
in addition to an ombudsman scheme. We therefore suggest:-
- Contact agents who are in the ombudsman scheme.
- Before settling on one agency, ask several to value
your home.
- Consider whether the sole agency sale may be better
than the multi agency sale this is where you contract to sell your property
via just on agent or request that several agents represent you in trying
to sell you property.
- Try to negotiate fees with agents, keeping in mind that
they add VAT.
- Keep the minimum contract duration to only a few weeks
to allow you to switch agents if you are not happy with progress
SETTING THE SCENE FOR THE POTENTIAL
BUYER
Here are some tips to help home movers lure the buyer:-
- Make sure that your home appears clean, tidy and uncluttered.
- Arrange the furniture so that you make the best use
of space, demonstrating how the house can be used.
- Keep pets and children out of sight (and earshot).
- Gardens should be trim and tidy.
- Aside from answering questions, allow the estate agent
to do the majority of the talking in front of potential buyers.
- Simply showing visitors the way into rooms instead of
follow them in makes the rooms appear larger.
- Pay attention to small details and complete necessary
repairs by replacing dead light bulbs, mending dripping tabs, securing
handles and oiling door hinges.
- Point out security features such as lights, door and
window locks, spy holes and any alarm system. *Adding a security system increases the value of
your home
- End the tour in the best room so that everyone leaves
with a good impression.
